Hogan Design Build was born in Los Angeles, and that's where we built our reputation for hillside homes, HPOZ projects, and design-driven luxury residences. When we relocated our own family to North Carolina, we did what every relocating client does: we researched neighborhoods from afar, interviewed builders we'd never met, navigated unfamiliar permitting, and coordinated trades from 2,500 miles away.

That experience is now the backbone of how we serve relocating clients. We know what's hard about it — and we built our practice to take that hard part off your plate.

What "Concierge" Means When You're Building From Out of State

Most design-build firms expect you to be present. We've built our process for clients who can't be — without sacrificing quality, transparency, or the feeling of being deeply involved.

  • Architecture, interior design, and construction live under one roof. One signed agreement, one point of contact, one team accountable from first sketch to final walkthrough.

  • Weekly video walkthroughs, dated progress photos, signed digital selections, and a shared project portal you can access from any time zone.

  • We know Wake/Durham County permitting, Triangle subcontractors, and which neighborhoods suit which lifestyles. You get our local relationships without having to build them yourself.

  • We sync construction milestones with your relocation timeline — closing dates, school start dates, lease ends, work transitions — so the home is ready when you are.

Our Process

  • A 30 minutes - 1 hour video call to understand your timeline, goals, budget range, and preferred neighborhoods. We'll share whether we're the right fit before either of us invests further.

  • If you've already identified a property, we conduct a site walk on your behalf and provide a feasibility assessment. If you haven't, we can help shortlist neighborhoods and properties through our local network.

    This is also when we engage the specialists your project requires:

    • Soil and geotechnical engineers to evaluate site conditions, drainage, and foundation requirements — especially important in the Triangle's clay-heavy soils and on sloped lots

    • Civil engineers for grading, stormwater management, septic and well design where applicable, and any required site planning approvals

    • Surveyors to establish boundaries, easements, and topographic data

    We coordinate every consultant directly. You receive consolidated reports and recommendations — not a stack of disconnected specialist invoices.

  • Architecture, interiors, and engineering develop concurrently. Specialists brought in during this phase typically include:

    • Structural engineers for framing, foundation, and load calculations — fully integrated with Eva's architectural drawings

    • MEP engineers (mechanical, electrical, plumbing) for HVAC design, electrical load planning, and plumbing layouts

    • Audio-visual and low-voltage consultants for whole-home audio, theater rooms, networking, smart home systems, and security infrastructure

    • Lighting designers for layered lighting plans (architectural, decorative, task, accent)

    • Landscape architects when the project includes meaningful exterior work, pools, or outdoor living

    • Specialty consultants as needed — pool engineers, acoustical consultants, kitchen designers for high-end appliance integration, or sustainability consultants for energy modeling

    You participate through scheduled video reviews. All selections, plans, and engineering decisions are documented and signed digitally.

  • Over years of practice, we've built relationships with the specialists who consistently deliver at the level our projects demand. While we maintain flexibility to bring in client-preferred consultants, our default network includes vetted firms across:

    • Geotechnical and soil engineering

    • Civil and site engineering

    • Structural engineering

    • MEP (mechanical, electrical, plumbing)

    • Audio-visual and smart home integration

    • Landscape architecture

    • Lighting design

    • Specialty consultants (pools, acoustics, sustainability)on

  • We handle permitting through Wake, Durham, Orange, or whichever county your project sits in — submitting consultant-stamped drawings and managing revisions. We finalize subcontractor procurement, value engineering, and pre-construction logistics. You receive weekly status updates without needing to track anything yourself.

  • Weekly video walkthroughs, a shared project portal with progress photos and budget tracking, and the ability to fly in for key milestones if you'd like — but never as a requirement. Specialists return to the site as needed for inspections, system commissioning, and final integration (especially structural sign-offs, AV calibration, and landscape installation).
